Pune-Mumbai Expressway has been an instrument of change for the city. Areas having easy access to it are on the fast track of development
Earlier considered as a tiny village near Baner, Balewadi has suddenly been revamped with several new properties coming up here. The major reason for the growth can be attributed to the Commonwealth Youth Games in 2008. The games, hosted at Shri Shiv Chhatrapati Sports Complex at Balewadi, brought the place into the limelight.
Looking at the geography of Balewadi, on the eastern side is Baner, on the western side, the Expressway, and a river flows in the North.
The infrastructure has been uplifted in Balewadi after the Commonwealth Games, with good roads. Pune Mahanagar Parivahan Mahamandal Limited (PMPML) has their bus services from Katraj to Balewadi making Balewadi accessible to other parts of Pune. Katraj-Dehu Road bypass is a part of NH4 highway that connects places like Pimpri-Chinchwad, Hinjewadi and Balewadi. Katraj-Dehu bypass is also part of proposed ring road project in Pune. Balewadi enjoys close proximity to the Mumbai-Pune expressway. The road connecting from Balewadi stadium to Baner has been instrumental in enhancing the connectivity and real estate market of Balewadi.
After options like Aundh and Baner, Balewadi is the natural choice of expansion for developers as the area has some inherent advantages. As Balewadi is an entry point from Mumbai through the expressway, Balewadi can be a good location for Mumbaikars buying property in Pune.
With Hinjewadi IT Park in its vicinity, just four kilometers away, Baner has caught the fancy of several property buyers and investors alike. It is growing rapidly and in the last decade, it has gained great commercial importance, with several commercial complexes coming up.
Another factor that works in its favour is its proximity to the Mumbai-Pune Expressway (1.5 km away). Baner, in fact, acts as a conduit between Pune and Mumbai, as well as connecting Bengaluru, too, down south. Interestingly, people commuting to and from Mumbai can avoid the congested Pune roads. Besides this, Aundh is also close by, which has many shopping complexes and commercial offices.
The IT companies attract a bevy of young software professionals to the area, who form a large chunk of property buyers and investors. Close to Baner is also the first upcoming Ring Road of Pune and a host of realtors and hoteliers are investing here. While one end of Baner leads to the University Road, a known landmark, the other end leads to the famous Balewadi Stadium. Recently, the municipal corporation had undertaken widening of the approach road to Baner, dotted it with signages, painted walls and beautification of Pashan Sus Road. With the upcoming Baner – Pashan Link Road, it will be easy to visit Pashan Lake, which is famous as a bird sanctuary and the National Defence Academy (NDA).
With Baner ranking high on the development quotient, it is poised to register all-round growth in the coming few years.
After coming under the limits of the Pune Municipal Corporation (PMC), Bavdhan has witnessed a spectacular growth, after the other fast growing suburb of Aundh. Divided into two parts – Bavdhan Khurd and Bavdhan Budruk, with Ram Nadi flowing through it. The scenery itself is worth living there for, with the hills on three sides and the Pashan Lake on the fourth. The strategic location between Aundh and Kothrud, and proximity to the Pune-Bengaluru Highway is also contributing to its growth. Thanks to the Paud Road, it is a 15 minutes’ drive to the University circle or on the other side to Nal Stop.
The strategic location of Bavdhan has led to gradual residential growth of the location and made it attractive for developers and buyers. Bavdhan has a variety of bungalow plots and bungalows schemes.
Hinjewadi, the fast developing IT hub of Pune, is to get commercial-cumresidential developments that promote the walk-to-work concept.
Good roads apart, it is the proximity to Pune city, which is a 25-minute to an hour’s drive away, that gives it an edge Also, Mumbai with its international airport is only a three-and-a-half hour’s drive away by the expressway.
The buoyant Pune IT sector employs more than 70,000 people. Rising concerns on poor infrastructure in the city is encouraging developers to come up with walk-to-work projects in Hinjewadi.
Hinjewadi, located at northwest to Pune offers easy access to Mumbai via the six-lane Pune-Mumbai Expressway. The neighbouring locality to Hinjewadi-Tathawade, which is located along the Mumbai-Bangalore bypass, has become a much sought after location for setting up educational institutions. Also service apartments are becoming popular because of an acute shortage of hotel rooms in Pune. To cater to the demand of the floating IT population in Hinjewadi, there are many proposed and ongoing developments for service apartments and star hotels.
Situated on the North Western corridor of Pune, Pimple Saudagar comes within the PCMC limits of the city. In the mid 1990s, better connectivity to certain areas like Aundh, Baner and Balewadi with the Mumbai-Pune Expressway and presence of industrial corridor in Northern Pune led to residential developments in Pimple Saudagar and the adjoining areas. Over the last decade, particularly in the later half of 2000, areas such as Wakad, Pimple Saudagar, Pimple Nilakh and Pimple Gaurav have emerged as hub of affordable housing zone due to large availability of land parcels along with the proximity to the well-developed Hinjewadi IT Park. Roughly around 6 km from Hinjewadi IT Park, 5 km from Bhosari MIDC, 8km from Pune University Circle and 15km from the Pune Railway Station, Pimple Saudagar is situated centrally between Aundh and Pimpri.
Ravet in Pune has many advantages as an upcoming residential hub. Planned growth, connectivity to Mumbai and scenic surroundings provide it an edge over other areas, Pune’s growth has been contagious. The urban expansion is embracing outer areas like Talegaon, Nigdi, Hinjewadi, Wakad, Pimpale Nilakh and Pimpale Saudagar. One more area to have benefitted from this growth is Ravet, located on the North West side of Pimpri Chinchwad and Pune.
Ravet, as an upcoming residential location, has many advantages. Firstly, it’s developing in a planned manner, unlike the haphazard growth witnessed in other areas, which has led to saturation and unstable prices and constant corrections.
Strategic location is another big factor in making Ravet what it is today. Close proximity to the Mumbai-Pune Expressway makes it the entry point to Pune. It is a confluence point of the old NH 4, the Katraj-Dehu Road bypass and the Mumbai-Pune Expressway. IT professionals and industrial workforce are eyeing this area due to its easy access to the Hinjewadi IT hub and the Pimpri-Chinchwad industrial belt. Work on the 45-metre, grade-separated, non-signalled four-lane BRT (Bus Rapid Transport) road joining Ravet to the upmarket Aundh is in full swing. This road will bring down the travel time to Aundh to under 10 minutes. The industrial belts at Pimpri, Chinchwad, Chakan and Talegaon are now within easy reach from Ravet. Infrastructurewise, too, there’s rapid development. The electricity supply and abundant ground water add value to this area.
Talegaon has grown popular for investment due to its favourable climate and proximity to industrial units speeding up to become a place that has the potential of emerging as a satellite city. In recent years, Pune has seen an accelerated growth not only in education and IT but also residential development with lesser known locations, turning into a sought after destination. Talegaon is one such location which has grown from a second home location to an investment destination of choice.
Situated on the Pune-Mumbai Expressway, Talegaon enjoys sound connectivity. Towards the north of Talegaon is the Indrayani River and MIDC, towards South is the expressway, while East boasts of Chakan MIDC and the West connects Talegaon with the old national highway No 4 connecting Mumbai and Pune. The industrial belt of PCMC, Maval and Chakan and IT park of Hinjewadi is close by – a mere 25 minute drive from Talegaon.
In the last few years, Wakad has transformed drastically. This area is now a hub for all industries. It is also one of the biggest industrial zones in Asia. It has now become one of the trendiest places of residence in Pune.
The major cause of the rise in prices of this area is the close proximity to the IT Parks, MIDC and other industrial areas and Pune-Mumbai Expressway.
Wakad has the best infrastructure and centrally located. The area now has high-rise buildings, which are changing the character and skyline of this belt. There are complexes offering amenities like clubhouse, swimming pool and gardens present in numbers in this belt and the list is ever growing. Most of the employees of IT Parks and MIDC prefer living there not only because of the proximity to the work place but also because of the good infrastructure facilities like roads, water and so on.
With Kothrud reaching saturation point, Warje, a new hot destination, is on the upswing. Proximity to the highway and affordable rates are two factors in its favour. The Mumbai-Bangalore highway and the fact that it is the suburb nearest to Kothrud give it an edge; Warje’s connectivity to Kothrud and Karve Nagar ensures access to the city and the IT Park at Hinjewadi.
Warje and Bavdhan developed simultaneously but Warje maintained its economic level as it was an untouched area for many years. Warje is developing mainly because it gives people the feel of Kothrud and is easily reachable. The Hinjewadi IT Park is an added advantage here.Google+ image
